DAMAC Hills is a large, golf-led master community developed by DAMAC Properties on the south-western side of Dubai, organised around the Trump International Golf Club Dubai — an 18-hole championship course designed by Gil Hanse that gives the community its identity and many of its most premium homes their frontage. It blends villas, townhouses and apartment buildings into a self-contained, amenity-rich district aimed squarely at families and yield-focused investors.
The community spans a wide spectrum of stock: signature golf villas and large family villas in clusters such as those around the course, townhouses for the mid-market, and a band of apartment buildings (including the Artesia and Carson towers) that provide a notably accessible entry point for a villa-grade community. This breadth gives DAMAC Hills an unusually wide price range for a single master plan.
At its heart is The Park, a substantial green space with sports pitches, a skate park, stables, a petting farm, gardens and walking trails, supported by community retail, supermarkets and food-and-beverage outlets. The Trump-branded clubhouse, golf academy and leisure facilities reinforce the resort-style, active-lifestyle positioning that DAMAC has built the community around.
DAMAC Hills is a genuine family destination. It incorporates schools — including Jebel Ali School within the community — alongside nurseries, clinics and parks, and the self-contained nature of the master plan means most daily needs are met without leaving. This, combined with relatively accessible pricing, has made it popular with end-user families as well as investors.
Architecturally and in management terms, this is a developer-templated master community rather than a bespoke one — coherent, planned and amenity-led, with DAMAC overseeing the wider estate. Build quality and finish are solid mid-to-upper market, and the community has matured significantly since its early phases, with much of the core now established and lived-in.
Connectivity is car-based, via Hessa Street and the Al Qudra / Sheikh Zayed Road corridors. Its south-western position places it a little further out than the central districts — Dubai Marina and Downtown are roughly 25–30 minutes away — but it benefits from the growing Dubailand and Expo/Dubai South momentum to the south, and the airport is around 30–35 minutes.
The investment case is attractively balanced. Apartments deliver gross yields in the 6%+ range — strong for a villa-grade, golf-led community — while villas and townhouses offer end-user-led demand and steady appreciation. The accessible apartment entry point, combined with golf-course amenities and family infrastructure, gives the community a broad tenant and buyer base and a healthy resale and rental market.
The honest trade-offs: DAMAC Hills sits further from the centre than the prime districts, it relies on the car, and as a large multi-product community, quality and demand vary between the premium golf villas and the high-density apartment towers. For families wanting space and golf-led amenities at an accessible price, and for investors chasing solid villa-community yields, it is a well-rounded, value-oriented choice.

Pancharatna found us an off-plan unit in Dubai Marina that has already appreciated 22% before handover. Their market read was simply on another level.

From the first viewing to the Golden Visa paperwork, everything was handled with a discretion and precision you rarely find. A genuinely white-glove experience.

I've worked with several Dubai brokerages. None matched Pancharatna's transparency on numbers — they showed me the real net yields, not the brochure ones.
