Emirates Hills is Dubai's most exclusive residential address — a gated, ultra-prime villa estate so synonymous with wealth that it is universally nicknamed the 'Beverly Hills of Dubai'. Developed by Emaar as the centrepiece of the wider Emirates Living area, it is the city's benchmark for bespoke, custom-built mansions and remains the address of choice for the region's ultra-high-net-worth families.
What sets Emirates Hills apart is its plot-only origin: buyers historically acquired land and commissioned their own architects, producing an estate of genuinely individual mansions rather than a developer-templated community. The result is a collection of one-of-a-kind homes of extraordinary scale — frequently 15,000 to 40,000-plus square feet of built area on large, manicured plots, many with private pools, cinemas, staff quarters and bespoke landscaping.
The estate wraps around the Montgomerie Golf Club, an 18-hole championship course designed by Colin Montgomerie, and many of the most coveted mansions enjoy direct golf-course or lake frontage. Gated security, privacy and a quiet, low-density layout are core to the proposition — this is a community designed to be discreet rather than to be seen.
Emirates Hills sits within Emirates Living, alongside The Meadows, The Springs, The Lakes and The Views, and benefits from that wider ecosystem's amenities. Top international schools — including Dubai British School and Emirates International School — are within or immediately adjacent to the area, and Dubai Marina, JLT and the wider new-Dubai amenity belt are minutes away via Sheikh Zayed Road.
Property here is exclusively large, freehold villas and mansions; there is no apartment or townhouse stock. Because supply is fixed and the plots are fully allocated, the market is entirely resale, and transactions are infrequent, high-value and often conducted privately. When trophy mansions do trade, they regularly set citywide price records.
Connectivity is car-based and gated by design, with chauffeur-and-car the norm for residents. Sheikh Zayed Road provides fast links to Downtown (around 20–25 minutes) and Dubai International Airport (around 30 minutes), while Al Maktoum International and the Expo/Dubai South corridor are also within easy reach to the south-west.
The investment case is unusual: Emirates Hills is a capital-preservation and trophy-asset play, not an income one. Rental yields are low — typically around 3% gross — because capital values are so high, but the scarcity of bespoke ultra-prime mansions, the fixed supply, and sustained global demand from UHNW buyers have driven exceptional long-run appreciation and made it one of the most resilient stores of value in the Dubai market.
The honest trade-offs are simply those of any trophy market: entry prices run into the tens of millions and beyond, liquidity is thin and deals can take time, running costs (staff, maintenance, landscaping) are significant, and yields are nominal. For ultra-high-net-worth buyers seeking the city's single most prestigious villa address and a proven store of wealth, however, Emirates Hills has no real equivalent in Dubai.

Pancharatna found us an off-plan unit in Dubai Marina that has already appreciated 22% before handover. Their market read was simply on another level.

From the first viewing to the Golden Visa paperwork, everything was handled with a discretion and precision you rarely find. A genuinely white-glove experience.

I've worked with several Dubai brokerages. None matched Pancharatna's transparency on numbers — they showed me the real net yields, not the brochure ones.
